Not all agents are the same, if they were they would all have the same amount of listings or would be working with the same amount of buyers. Most agents are passive in trying to sell your home or passive in working with their respected buyers.
What does that mean? Most agents sit back and think that by doing a couple open houses, putting your home on the MLS or by putting a fancy sign in front of your home that you’ll get top dollar for your home. If you looking to purchase a home, most agents don’t preview the home before they walk you in. I know first hand how it feels when you walk in and think, “this is not what we told him/her what we were looking for”. Isn’t this what most agents do, just waste your time and your money as YOU are the one paying their commission? These are passive agents and account for more than 90% of all agents out there.
The first thing I recommend to do is interview at least 3 agents (including me) when either buying or selling. It’s vitally important that you consider an agents sales history and past client reference. Buying a home is equally important too.
